The year in brief

The year was marked by a still cautious but slowly recovering real estate market. The business activity within Ikano Bostad was high.

  • Reviewed the strategy and defined new long-term targets and commitments. Took the strategic decisions to grow the rental portfolio, keep a steady project development in Sweden and further invest in Denmark.
  • Acquired 300 rental apartments in Gothenburg, according to the strategy of growing the property portfolio.
  • The occupancy rate in our rental apartments remained high, although some areas experienced high tenant turnover and low occupancy rate.
  • Invested approx. 50 million SEK in energy optimisation measures, including solar panels, geothermal heating and ventilation heat recovery. We also initiated two pilot cases using AI to reduce the energy use in our property portfolio. These measures have led to substantial yearly energy savings in our properties.
  • Restarted project development after a few challenging years and sold 307 tenant owned homes.
  • Changed the business model for project development and decided to procure turnkey contracts and not have in-house construction on-site management staff going forward. As a consequence, we sold Brantås Bygg, a subsidiary construction company.
  • We reduced our carbon emissions and exceeded the targets for both multi-family and single-family terraced houses.
  • Finalised the first townhouses with a significantly lower climate impact in Malmö.
  • Decided to further invest in developing and acquiring rental properties Denmark, and in connection with this to stop the development of tenant owned housing in Denmark.
  • Started construction of the 4to1 pilot project in Denmark, townhouses with record-low emissions and considered aligned with the Paris agreement.
  • Continued our social responsibility work through the Ikano Academy. Since 2014, we have helped 160 young adults change their lives from social exclusion to work or education. This year we expanded the programme to Malmö.
  • Received great customer satisfaction results from both rental and tenant owned residents.
  • Received the Project Quality Index award, an emerging industry standard for measuring project quality in construction.
  • Received great employee survey results.
